Hi,
Part L2B (2010) is clear on the criteria for a large extension that comes under L2A.
The extension needs to be >100m2 and greater than 25% of the existing floor area.
However does should the area of zones that are to be demolished be included in the existing floor area?
I have never seen a document that clarifies this.
For example if you want to knock down 50% of a single storey office and rebuild it within the same footprint is this work a refit, small extension or large extension?
It seems a bit of a grey area.

This is just my opinion but I'd say it should be treated as an extension and you would not include the due to be demolished zones within the 25% check. This should act as a worst case since it is pushing the project towards requiring an L2A assessment.
As always, probably best to run it past the BCO at the earliest opportunity.
