Building type selection

Hi,

I am running an SBEM calc. on a building in Scotland and am looking for advice on what building type should be selected as the building does not fit easily into any of the building type selections (that I can see).

Most of the building is either office space or Bio science research Laboratories. I am happy with the offices,
It is the Laboratories which I am unsure where they fit.

I intend to put the labs under either 3 (Offices and Workshop) or 4 (general Industrial and Special Industrial) with a write up to justify, but wondered if anybody had done this sort of thing befor could offer some advice.
