Hi All,

I know this is not the correct section but the ROI section is dormant at the minute and seems it has always been this way.

Any who, the English EPC and Irish BER are based on a similar methodology (correct me if im wrong) and my problem can probably be replicated for an English EPC.

My problem is as follows;

Lets say i have a roof space which is fully designated as plant space even though 50% of the roof space dose not really hold any plant (just pipework etc). So i run two scenarios on my model.

1. The full roof space is designated as plant space.
2. 50% of the roof space is designated as plant (this section holds AHU's, boiler etc) and the other 50% is set as "internal void or warm roof".

So what's happens when i run these two scenarios is that the model which has the entire roof space designated as plant does significantly better.

My thoughts on this are that the NCM profile for plant space is going to be unheated and there were not internal gains. So this basically has no loads.

So therefore, on the servicing side of things im basically modelling as neutral i.e. no benefit or loss from the fact that there are no systems there.

So in order to improve the rating, im left with only lighting and fabric to improve on in this space which are both significantly better than the notional building and then this will have a positive effect on the BER as it is such a huge space.

Now, ive got clarification of the fact that the entire roof space should not be classified as plant space and that i should zone it into different sections which i what ive done.

So im just looking for an opinion to see if my thought process is correct.
