Correctly Model Free Cooling Chiller

Hello gals and gents,
Any ideas out there how to properly model the free cooling capacity of a chiller and get as accurate results in a PRM report as possible? To give a real-world scenario the chiller I am trying to model is Carrier 30XBP 1000 (https://files.carrier.com/building-solu ... 0_1700.pdf), OAT 35°C and LWT/EWT 7°C/12°C. Thanks!
