Balance not yet achieved -Apache load calcs

HI ya,
I am facing couple of problems
1)
I am working on residential building consists of 9 floors having studio, 1bed, 2bed ,3bed and duplex flats all the way down in building. I completed tracing all rooms and performed the cooling loads for the whole building and know the peak heat gains load value.
I ve been told by clients they wants to have only 2 Fan coils units for each flat i.e one would be in bedroom and other in living room for each flat. Now i untick the rest of the rooms and tick one bedroom & one living room for each flat. I again re-run the apache load (cooling ) calcs.
In both cases the peak load gains showing the same. How can i check the peak load gain only for the selected rooms by this way i can cross check against chiller capacity.

Whilst performing Apache load clacs it showing Balance not yet achieved..Do you want to continue?
Its not moving any further from this point and not able produce both heating and Cooling load summary.
Any one come across the similar problem , could some one drop your ideas.
