Add doors/ windows and balcony

Hi, IES newbie here.

My case study is a 2 storey building. I started to model it from DFX, I extrude rooms but I am not able to add doors or windows. The window "Place openings" shows up but the object is not applicable on the plan.
I also need to add balcony for both floors and I could not find how.

I appreciate the help!
