Hi,
I am working on a project where an office is being extended.
The extension is >100m2 and >25% of the existing floor area. It is not designed to be used separately.
Under Part L, this would be a large extension. So the extension part would then be treated under Part L2a as a new build.
Part L2a then states that new buildings require an EPC.
Hence does the extension need a lodged EPC?
This seems to contradict the EPC guidance as no parts are being added.

Page 7 of the following CLG document gives a flow chart to help you determine if an EPC is required in various cases and I believe extensions are covered.
