Heat Exchanger

Hello everybody
My project uses utility steam through a heat exchanger to generate hot water for building supply. How do I model it in ApacheSim? The fuel does not have an option of steam, should I select waste heat? And what would be the generator efficiency, ScoP, etc.
Also, would anybody know the relevant baseline system for hot water as required by ASHRAE 90.1 Appendix G? It cannot be an onsite boiler.
